1. About Relief Realty

Relief Realty provides real estate wholesaling services in the Jacksonville, Florida market. We acquire properties through direct purchase contracts and assign those contracts to qualified end buyers. We are not a real estate brokerage, licensed agent, or lender, and we do not provide fiduciary representation to any party.

All property reviews, phone calls, Zoom meetings, and email exchanges with Relief Realty are provided at no cost and create no obligation on your part. You are free to decline any offer and pursue other options at any time.

4. Assignment of Contract

In many cases, Relief Realty enters into a Purchase and Sale Agreement with the seller, then assigns that contract to a third-party cash buyer for an assignment fee. This is a standard real estate wholesaling practice. The seller receives the agreed-upon purchase price at closing. The assignment fee is paid by the end buyer, not deducted from the seller's proceeds.

All assignment arrangements are disclosed to the seller in writing before closing.

Any cash offer or estimated range we provide is based on publicly available information, comparable sales, and the details you share with us. It is not an appraisal, a broker price opinion, or a guarantee of what the property will sell for on the open market. You are encouraged to seek independent professional advice.

Information you share with us is kept confidential and used solely to evaluate your property and prepare an offer. We do not sell, rent, or share your personal information with third parties for marketing purposes. We may share your information with pre-qualified cash buyers and end investors as necessary to secure funding and facilitate a closing, and with title companies and closing attorneys to complete the transaction. 7. Eligibility

By using this website and engaging with Relief Realty, you represent that you are at least 18 years old and have the legal capacity to enter into binding contracts. If you are representing an estate, trust, LLC, or other entity, you confirm you have authority to act on its behalf.

8. Property Condition and Disclosure

Relief Realty enters into assignable purchase contracts on properties as-is. We do not require repairs, cleaning, or improvements. However, we rely on the accuracy of the information you provide. Intentional misrepresentation of material facts about the property may void any agreement.

9. Limitation of Liability

Relief Realty's liability to you is limited to the amount of any earnest money deposit actually paid in connection with a specific transaction. We are not liable for indirect, incidental, or consequential damages arising from your use of this website or any transaction that does not close.

10. Governing Law

These Terms are governed by the laws of the State of Florida, without regard to conflict-of-law principles. Any dispute shall be resolved in the state or federal courts located in Duval County, Florida.
